Maintenance, service and ventilation
For Everett and Snohomish County light industrial units, offices, clinics, retail and community buildings.
Recorded per unit, twice a year
Heating before the cold, cooling before the warm months, and filters on an interval set by how fast each area actually loads them. Coils, drains, belts, electrical connections, safeties and control settings, every visit.
The record is the point: what was done, what was found and what is nearing the end, in a form that supports a budget rather than a conversation.
The four things we check
- DampersWhether the outdoor air damper moves, holds a minimum position, and closes when it should.
- SensorsTemperature, enthalpy and CO2 sensors drift. An unchecked sensor is a guess controlling a building.
- Rates against useWhat the space was designed for, against what it is used for now. Rooms change use more often than systems do.
- PressureExtract without make-up air pulls cold, wet air through every door — common in this climate and easy to measure.
Replacement as a sequence
Age, condition, refrigerant and repair history put the equipment in order. From that you get a sequence, the lead times each one carries, and the practical constraints — crane access, electrical supply, and how long the space can be without it.
It turns a capital request into a document instead of an argument.
What makes a visit short
- Which unitThe roof number or the area it serves.
- What it is doingNot heating, not cooling, tripping, noisy, leaking — and since when.
- AccessLadder or hatch, keys, and whether roof work is allowed while the building is occupied.
- PriorityOccupied space, process or storage — it decides the order we work in.
